This history of the neighborhood plays a vital part in the identity of its residents. The information comes from the data in the MLS system. Please understand that although this is the information for Pecan Grove, that there are many factors that affect the sale price and days on market for each particular home, including the time of year and each home's particular features. These are just averages, your home could be radically different than any of these statistics. These are only guidelines, it is important to evaluate each home, it pluses and minuses, its location within the neighborhood, and their many features on a case by case basis. 2008 Yearly statistics showed a little lower than those for the same period in 2007. Predictably, the last quarter statistics brought the year's statistics down somewhat. I think we need to consider Ike's repercussions on the sales in the area. For at least a month, I think we were all taking care of the fences, trees, and other damage either at home or at our work places. Ike slowed down our Real Estate considerably through the month of October, at the very least. We also need to consider the current economy. Our area, including Houston and Fort Bend County are doing very well. We have to thank our current healthy economy. At the same time, the mortgage crisis is definitely affecting those that are trying to get loans to purchase homes. In the past, you could get a loan, basically whether you could afford a house or not (hello foreclosures). Currently your credit scores have to be high and your debt ratio low, period. Notwithstanding, we are in such a stable market out here in Pecan Grove, that our area was not hit like other areas that have newer less established neighborhoods. In 2007 there were 11 foreclosed homes sold, in 2008 there were a total of 17. Another factor that is affecting the average price of our homes are the amount of closing costs that sellers paid towards their buyers. In the past, it was not uncommon, currently lenders are making that practice just a little more difficult, therefore the sales price is the sales price, and not inflated by hidden additional costs. All in all, I think the stats for the area show a healthy Real Estate market. The price per sq ft may be lower, but homes are selling at the same pace as last year, and this year included Ike.
